PROJECT DESCRIPTION: New construction of a $15 million, 40,000 square feet state of the art primary care facility, in the South Bronx of New York City financed by the issuance of tax exempt bonds, city, grants and owner funds. The building is a six storied high tech facility with a 10,000 square feet stone lobby overlooked by a glass atrium. There are sixty (60) examination and treatment rooms, twenty five (25) offices, a dental practice area, a digital x-ray area, medical records and a $1.5 million technology nerve center and network. The project commenced in August of 1999 with beneficial use of the facility including equipment installation, in August of 2001. Actual construction was held within budget but completion was delayed because the general contractor went out of business. The project was, however, completed without interruption by the owner’s team of the CM and AE who utilized the original subs within budget. MCCG’s ROLE: MCCG served as the Program Manager (Development Project Manager) for the development of this facility for the 25 year old Federally Qualified Health Center. As Program Manager (DPM) MCCG was responsible for planning, financing, project management, equipment procurement and construction management advice to the owner and lenders. MCCG also served as the primary liaison to the GC, bonding company, counsel and governmental entities on behalf of the owner.
